5. Lender Authorization Release Form - This form authorizes me to negotiate with your bank or lender on your behalf. If you have more than one loan, you must fill out a separate Lender Authorization Release Form for each lender.

6. Short Sale Addendum: Buyer - This form notifies the buyer that there are no guarantees or promises that your lender will accept their offer or approve the short sale. Do not fill out the buyer portion. I will keep this document on file, and give a copy to the buyer when we accept their offer.

7. Short Sale Addendum: Seller - This form advises you to consult an attorney or an accountant at any time during the transaction.

8. Dodd-Frank Form - This form acknowledges that you have not been convicted of real-estate fraud.

9. 4506T Form - This form allows your bank or lender to access your IRS tax records to insure that they match the ones you submit during the Short Sale process. Question #5 should have the name of your lender. If you have more than one loan, you must fill out a separate 4506T Form for each lender.

10. Arms-Length Affidavit - This form affirms that you are not related to the buyer. Do not fill out the buyer portion. I will keep this document on file, and give a copy to the buyer when we accept their offer.

11. Hardship Letter - Banks or lenders require a hand-written letter, signed and dated, describing in your own words why you believe you should qualify for a Short Sale. To help you get started, this form letter is included.

12. Last 2 Years Tax Returns -You must provide complete copies of the two most recent federal income tax returns for each borrower, including all schedules. Between January and April, please have your last year's tax return processed promptly, and submit it as soon as possible.

13. Mortgage Statement - You must provide a copy of your last month's mortgage statement from EACH bank or lender. If you have more than one loan, you must provide a mortgage statement for each.

14. Choose Your Bank - Each bank or lender has a set of forms that must be completed. Click on the bank or lender and follow the instructions to complete the forms. If you have more than one bank or lender, you must complete forms for each. If your bank or lender is not listed, contact me.

 

The above documents should be filled out completely and legibly and you should have copies ready at our first visit.
